Booking Terms
Villa Karinyon hereafter referred to as the Property; is offered for rent, subject to confirmation by the Owner. The lead name which appears on the booking form is hereafter referred to as the Client. Babies and children of all ages are welcome. However, the Owner does not claim the Property is totally child friendly. It is the Client’s responsibility to ensure children are always properly supervised.
Bookings
To book the Property, the Client must complete the online booking form and pay 20% deposit. Following receipt of the booking form and deposit, the Owner will send the Client an invoice with the date when the remaining balance is due for payment. This is formal confirmation and acceptance of the booking.
Flexible Arrival Days
In the event that an online booking leaves the villa with a surplus of void days, the Owner reserves right to cancel the booking and refund any deposit monies paid within 24 hours of the online reservation.
Payments and Cancellations
The balance of the rental fee plus security bond (see below), is payable eight weeks before commencement of the rental period. The rental fee includes a Climate Crisis Resilience levy (Greek Law 5073/2023) of EUR 15 per day which will be shown separately on the Client invoice. The Owner will contact the Client 14 days before the balance is due to request settlement. If the balance is not received within that time, the Owner reserves the right to cancel the booking. Bookings with eight weeks or less prior to arrival date, require full payment at the time of booking.
Bookings cancelled by the Owner or Client will be charged as follows:
56 or more days prior to arrival - Deposit
31 to 55 days prior to arrival - 50%
15 to 30 days prior to arrival - 70%
14 days or less prior to arrival - 100%
In the event of a non-insurable cancellation; refunds may be made if the Owner is able to rebook the Property. Expenses or losses incurred in doing this, will be deducted from the
refundable amount. The Client is strongly recommended to arrange comprehensive travel insurance in advance.
Security Bond
Payment of security bond EUR 400 euro is required in case of loss or damage to the Property and/or contents. However, the Client’s liability to the Owner is not limited to this sum. The Owner will refund the Client's security bond no later than two weeks after departure. (subject to a satisfactory inspection of the Property)
Check-In / Check-Out
The rental period commences at 17.00hrs on the first day and finishes at 10.00hrs on the last day. The Owner is not obliged to offer accommodation before 17.00hrs and the Client is not entitled to remain in occupation after 10.00hrs without prior agreement of the Owner.
Villa Occupancy
The Owner reserves the right to increase the minimum number of persons permitted per booking during the Peak Season.
The maximum number of people staying in the Property must not exceed the number on the booking form, unless the Owner gives written permission. Furthermore, the Owner or agent must be informed of any additional people staying in the Property overnight. The Owner and/or the agent have the absolute right to ask any person or persons not included on the booking form, to leave the Property. The Property is booked solely for normal holiday use and may not be used for any other purpose.
Smoking inside the Property is strictly prohibited. Pets and animals are not allowed.
Behaviour
The Client agrees to be a considerate guest, take good care of the Property and to leave it in a clean and tidy condition (including cooker and fridges) at the end of the rental period. The Owner reserves the right to make a deduction from the security bond to cover additional cleaning costs if the Client leaves the Property in an unacceptable condition. The Client also agrees not to act in any way which would cause disturbance to others. The Owner reserves the right to terminate the Client’s stay in the Property if the Client’s behaviour (in the owner’s or agent’s opinion) causes distress, damage, annoyance or danger to the Owner, agent or any third party.
Swimming Pool
Children and non-swimmers must be supervised at all times in and around the pool areas. Diving in the pool is strictly prohibited. Anyone under the influence of drugs or alcohol must not use the pool. Breakable items such as glass and crockery must not be used in or around the pool. The Client will be liable for drainage and cleaning costs if such items are broken in or around the pool. In the event of an incident in or around the immediate area of the pool you must report it to the Owner or agent who will visit the Property and take immediate action to correct the problem. The Client may be instructed to cease using the pool until a repair is undertaken.
Air Conditioning
When using air conditioning, windows and doors must be kept closed to ensure efficient operation. When you leave the villa for excursions or a day at the beach, switch the air conditioning power off to prevent the units from overheating. During the summer when most people use air conditioning, the government sometimes enforces power cuts at certain times of the day. This is to restrict excessive energy use which leads to power stations overheating and fuelling forest fires during a heatwave.
Fire Safety and Protection
In the event of fire, the Property is equipped with two portable fire extinguishers. One is located on the ground floor in the main entrance hall and one on the first floor in the kitchen. Both of which can be used on electrical equipment. If fire extinguishers are deployed by negligence, vandalism or misuse by children, the Client will be responsible for the cost of replacement and for the cost of any related Property damage.
Securing the Property
The Client must ensure that, the rear gate is always secured and locked with the provided padlock. This is a health and safety requirement to prevent non-guests and small children gaining unauthorised access to the swimming pool. Furthermore, when the Client leaves the Property to go out, all external doors and windows should be closed and/or locked (where applicable).
Property/ Equipment Defects
The Client must report immediately to the Owner, any defects in the Property or breakdown of the equipment, plant, machinery and appliances in the Property or garden. The Owner will arrange for repair and/or replacement as soon as possible.
Welcome Pack
A welcome pack containing basic refreshments will be provided by the Owner.
Cleaning and Maintenance
The Property will be cleaned thoroughly before and after your stay. Pool towels and bed linen are provided once per week. Bathroom towels are provided twice weekly. Bathroom towels must not be removed from the villa or used for sunbathing around the pool or at the beach. The swimming pool has an automatic water filter and refill system and our caretaker will vist the villa two times per week to check and clean the pool and maintain the garden.
Insects & Wild Animals
Villa Karinyon is surrounded by open countryside. Wild animals such as foxes, badgers, ferrets, jackals and wild boar may be heard and occasionally seen at night. Greece has a wide variety of insects, reptiles and rodents i.e mosquitoes, wasps, bees, ants, spiders, Geckoes, field mice and snakes. Caution is advised, especially for children and people with allergies. To prevent field mice and small snakes from entering the villa, we recommend you keep all doors closed whenever possible, especially during the night. When opening windows, pull down the insect screens.
Out of Our Control
From time to time essential maintenance/building work and associated noise may be unavoidable. The Owner may not control such work and therefore may not receive advance notification of when it will begin. When the Owner is aware of any works that may have a significant effect on the Client's holiday, the Client will be notified as soon as possible.
The Owner shall not be liable to the Client for:
Temporary defect or stoppage to supply of public services
Temporary defect or stoppage to equipment and machinery in the Property or garden
Loss, damage or injury which is the result of adverse weather conditions, riot, war, earthquake, strikes or other Force Majeure events beyond the control of the Owner
Loss, damage or inconvenience caused to or suffered by the Client if the Property is destroyed or substantially damaged before the start of the rental period. In any event, the Owner
will, within seven days of notification to the client, refund to the Client, all sums previously paid for the rental period. Under no circumstances will the Owner’s liability to the
client exceed the amount paid to the Owner for the rental period
Accidents resulting in illness, injury or death
Loss or damage to property (including motor vehicles) or personal effects sustained by the Client or visitors to the property during their stay, regardless of howsoever they occurred
These terms are governed by English law in every particular, including formation and interpretation and are deemed to have been made in England.
